12x10 Insulated Garden Office Installed in Bruntsfield, Edinburgh EH10
A fully insulated 12x10 garden office with double-glazed French doors, electrics and underfloor heating — designed for year-round remote work in a south-facing Bruntsfield garden.
The challenge
The customer needed a year-round home office that wouldn't suffer from condensation or cold floors during Edinburgh winters. The garden also has a 1.2m slope front-to-back, so the base needed careful levelling.
Our solution
We built up a stepped concrete pad to fully level the footprint, then constructed a fully insulated timber frame with 75mm Celotex throughout, plasterboarded internally, and finished with an EPDM rubber roof for a 25-year lifespan. Underfloor heating mat was fitted under the laminate to eliminate cold floors.
